Seven of the lots were proposed to receive access from a cul-
de-sac extension 9f Krypton Street from Wood Pond Hills. Five of the lots were proposed to
receive access frorfi a private drive extending off the end of Krypton Street N.W.

On October 5, the ~lanning and Zoning Commission conducted a public hearing and at the request
of the Developer, tabled action on the proposed preliminary plat of Chestnut Ridge. It was also
noted that it may b~ feasible to construct Krypton Street as a through street, thereby eliminating the
excessively long dead-end street and private drive.

On October 26, the City received a revised preliminary plat for Chestnut Ridge. The plat still
consisted of 12 single family tots, however, the entirety of Krypton Street was platted as a cul-de-
sac constructed to City standards and the concept of the priv~e drive had been eliminate&

On November 4, !993, the revised preliminary plat was scheduled for review by the Planning
Commission. The iapplicant was not present at the meeting and the case was tabled.

On December 7, 19~93, the proposed preliminary plat for Chestnut Ridge was scheduled for review
by the Planning ~and Zoning Commission. Due to the number of items on the agenda, the
Commission adjo ~tCned prior to reviewing Chestnut Ridge and the case was forwarded to the
regular meeting in ~Ianuary. It was noted, however, that it is feasible to span the County ditch and
construct Krypton Street N.W. as a through street.

On December 15, :1993, the City received a revised preliminary plat for Chestnut Ridge that
included 13 lots agd the elimination of the excessively long cul-de-sac by the construction of
Krypton St. N.W. as a through street.

On January 4, 1994, the Planning Commission recommended approval of the preliminary plat for
Chestnut Ridge with Krypton St. N.W. designed as a through street and contingent upon a
favorable review b~ the LRRWMO and the Developer submitting the required Tree Preservation
and Landscape Plafi.

The following items are enclosed for your information:

a)
b)

Site,~ocation map
Proposed preliminary plat dated December 14, 1993

all
