c) <br />d) <br /> <br />e) <br /> <br />Proposed grading plan dated December 14, 1993 <br />Letter from Parks & Utilities Coordinator Mark Boos to John Peterson, Good <br />Value Homes dated December 23, t993 <br />City Staff review letter dated December 28, 1993 <br /> <br />Observations: <br /> <br />The developer is proposing to install the streets, sewer and water as a private development project <br />with no financial participation on the part of the C/ry. <br /> <br />Park dedication is anticipated to consist of a cash payment. <br /> <br />The Grading and Drainage Plan should be modified to include a tree preservation plan. The <br />Preliminary Plat approved by the Planning Commission recommends that Krypton Street N,W. be <br />extended across the County ditch as a through street. The Developer has applied to DNR and the <br />LRRWMO for permits in order to facilitate this crossing. Staff feels that permits will be granted, <br />but this cannot be assured. If permits for the ditch crossing are denied, the plan could be relatively <br />easily modified to revert to a cut-de-sac design. <br /> <br />Through discussions with the developer and DNR, it has been determined that Krypton Street <br />N.W. will be constructed as a through street. <br /> <br />The plat is impacted by Wetland #114-P and all of the lots meet the minimum size and dimensional <br />reqmrements. <br /> <br />Recommendation: <br /> <br />City Staff recommends preliminary plat approval contingent upon the developer providing a tree <br />preservation plan as an addendum to the grading and drainage plan and satisfying the LRRWMO <br />permit requirements. The Developer would have to agree that no grading will take place until <br />these contingencies are satisfied. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Grant preliminar5, plat approval to Chestnut Ridge contingent upon providing a tree <br />preservation plan and complying with LRRWMO permit requirements. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Zoning Adminislrator <br /> <br />CC: <br /> <br /> <br />
