A second advantage would bc that the area gained from designing a through <br />street allows the developer to plat one additional lot over the 12 previously proposed. <br /> <br />This bridge V~ill require a permitting process with the DNR. The developer has submitted an <br />application tq the DNR for the necessary permit. It should be noted that the costs associated <br />with bridgingithe ditch are highly dependent upon the type of structure ultimately allowed by <br />the DNR. <br />~: DNR Wetland #114*P is located on the property. The ordinary high water level <br />(OHW) in in4icated to be 858.1 feet. Any work which changes the course, current or cross <br />section of th~s wetland will require a DNR Protected Waters Permit. In addition, other <br />wetlands are !known to be adjacent to DNR protected wetlands. This project should be <br />reviewed by ithe Lower Rum River Water Management Organization (LRRWMO) for <br />compliance w~th their standards and those of the Wetland Conservation Act. The Army Corps <br />of Engineers should also be contacted. <br /> <br />Grading and Drainage: A chief grading concern will be the protection of the surrounding <br />wetland from [:rosion and sedimentation resulting from the development. Silt fence has been <br />specified for s~iected areas.' The LRRWMO will address the adequacy of the proposed erosion <br />control. <br /> <br /> The grading Dian, as proposed by the Developer, would have the majority of the run-off <br /> conveyed to tfi. e northeast, down Krypton Street N.W., where it would be collected by catch <br /> basins and tr~smitted to an existing sedimentation pond constructed in the Wood Pond Hills <br /> subdivision. The overflow from this sedimentation pond flows into Protected Wetland 114-P. <br /> <br /> The westernmost 250 feet of roadway will drain west and discharge into a sedimentation pond <br /> constructed forlthe Chestnut Hills 4th Addition. This sedimentation pond will be expanded to <br /> accommodate Ithe additional runoff and will need to.be reviewed by the LRRWMO for <br /> compliance with their standards. -' <br /> <br /> The developer is also responsible for providing an addendum to the grading plan to show the <br /> proposed tree ~reservafion'plan. Ramsey's Parks and Utilities Coordinator, Mark Boos, is <br /> available for cohsultafion in preparing the tree preservation plan. <br /> <br />8.
