CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF PLEASURELAND RV CENTER; <br />CASE OF PEARSON INVESTMENTS, LLC <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Pearson Investments, LLC is proposing to construct a 10.5-acre RV sales and service <br />center on the property generally located on Riverdale Drive at Alpaca Street and U.S. <br />Highway 10. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br />g) <br /> <br />h) <br /> <br />Site location map , <br />Site plan <br />Building elevations <br />Landscaping plan <br />Drainage plan <br />Draft Planning Commission minutes dated October 2, 2003 <br />City Staff review letter dated September 24, 2003, revised October 10, <br />2003 <br />Development permit <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing, however, notice of the site plan was sent to <br />property owners within 350 feet of the site, due to its adjacency to a residential area. <br /> <br />Observations: <br /> <br />The applicants are proposing to construct a 10.5-acre RV sales and service center on <br />Riverdale Drive at Alpaca Street and U.S. Highway 10. The proposed sales and service <br />center includes an 18,900-square-foot building that will'house 10 service bays and office <br />space. The subject property is zoned B-2 Business; RV sales and service are a permitted <br />use in this district. <br /> <br />The proposed building exceeds the required front, rear, and side yard setbacks. A 20-foot <br />wide green space is shown adjacent to all roads. The proposed development is adjacent to <br />residential property to the south. In this situation, City Code requires a 50-foot buffer yard <br />and an increase in the number of plantings required. A fence (for screening purposes) is <br />shown along the portion of the southern boundary of the development. The Planning <br />Commission was willing to allow the waste storage facility, LP tank, and dump station to <br />remain in the bufferyard, provided the fence be extended along the entire southern <br />property line. <br /> <br />The revised landscaping plan is generally acceptable, subject to comments contained in <br />the Staff Review Letter. The proposed building meets architectural standards for finish <br />materials. <br /> <br /> <br />
