The Planning Commission directed the applicant to work with Staff and neighbors in
regards to the fence, drainage, and access to the site from Riverdale Drive. The applicant
has submitted a revised grading and drainage plan since the original submittal. This
revised plan shows two sizable detention ponds intended to manage the development's
storm water on-site. The slope on the pond located on the southern lot does not meet City
standards in t~rms of its slope. Staff still has concerns about the impact of the project's
drainage on neighbors to the south. The revised site plan submittal shows realigned
accesses onto iRiverdale DriVe, but still shows a 108-foot-wide access to the RV service
building. Staff is standing by its recommendation that this access be narrowed.

Recommendation:

Because of the outstanding drainage, access, and lighting concerns, staff is not prepared
to recommend approval of the site plan at this time.

Council Action:

Motion to grant approval/denial of the proposed site plan for construction of an RV sales
and service center contingent upon compliance with City Staff Review Letter dated
September 24, 2003, revised October 10, 2003.

Review Checklist:
Community Development Director
Assistant Community Development Director
City Engineer
Community Development Assistant

CC: 10/14/2003
