In reviewing the, street names shown on the plat, Staff will require that the east-west portion of <br />the street labeled as Olivine St. NW. should be renamed 147th Terrace. The north-south portion <br />should remain labeled as Olivine St. NW. <br /> <br />The applicant has submitted utility plans and these plans are acceptable subject to the comments <br />contained in the City Staff Review Letter dated October 10, 2003. <br /> <br />Park Dedication fees in the amount of $194,400.00 and trail development fees in the amount of <br />$51,300.00 are due as part of the plat. The City is requiring the developer to construct a trail <br />along Ramsey Blvd. up to 149th Ave. A small portion of this trail will be credit eligible. <br /> <br />In lieu of a Lift .or Gravity system, between October 2003 and July 2004, the Developer may <br />utilize an alternate temporary holding system that meets the approval of the City Engineer. This <br />temporary holding facility will be the responsibility of the Developer to pump daily to prohibit <br />sanitary sewer backups. Any backups that occur as a result of failure to pump the temporary <br />holding facility will be the Developer's responsibility. The system will provide service to <br />residences on pad~s developed in Town Center Gardens while the main trunk lines for the Ramsey <br />Town Center development are installed. In the event the Ramsey Town Center project trunk lines <br />are not projected.to be operable on a date acceptable to the City Engineer, the Developer shall <br />commence work to substitute the alternate temporary holding facility with the required Lift <br />Station or Gravity system.
