The final plat submittal consists of 18 sheets prepared by Pioneer <br />Engineering dated September 11, 2003 and contains sanitary sewer, watermain, storm sewer and <br />street construction plans. The submittal also include the final plat documents consisting of three <br />(3) sheets prepared by Pioneer Engineering received September 17, 2003. The grading plan was <br />approved on September 23, 2003 by the City Council. I offer the following comments: <br /> <br />General: The development property is approximately 51.91 acres in size and is generally <br />located in the northwest coruer of County Road 56 (Ramsey Blvd.) and County Road 116 <br />(Industry Blvd.) The preliminary plat showed a total of t56 townhomes on 23.12 net acres. The <br />final plat shows a-total of 108 townhome units. All of the units to be constructed must meet the <br />site plan as approved by the City Council on July 22, 2003. <br /> <br />Lots Sizes and Dimensions: The final plat will be recorded at Anoka County as a Common <br />Interest Community (CIC) and therefore the individual building pads are not shown. Lot sizes <br />and dimensions will conform to the preliminau plat and site plan that was approved by the City <br />Council on July 22, 2003. <br /> <br />Outlots: The final plat shows three outlots. Outlot A and C were previously shown as outlots on <br />the approved preliminary plat and will need to go through the subdivision process (sketch plan, <br />preliminary plat, and final plat) as required under City Code. Outlot B was shown as containing <br />housing units, streets and other improvements on the preliminary plat approved by the City <br />Council. Outlot B must conform to the approved preliminary plat and site plan and must receive <br />final plat approval before further development can occur. <br /> <br />Street Names: The final plat shows public and private streets as approved as part of the <br />preliminary plat. In reviewing the street names shown on the plat, Staff will require that the east- <br /> <br /> <br />
