Final Plat Review: Town Center Gardens
October 10, 2003

west portion of the street labeled as Olivine St. NW. should be renamed 147th Terrace. The
north-south portion should remain labeled as Olivine St. NW.

Sewer, Waterma, jn~ Storm Sewer and Street Construction Plans.
We have reviewed the Sanitary Sewer, Watermain, Storm Sewer and Street Construction plans
submitted for this project for conformance'to City Standards. The plans were dated September
11,2003. We have noted the following items that must be addressed.

Page Comments
2,3,4 21" PVC is acceptable for Trunk Sanitary Sewer, Class of pipe should be
increased to SDR 26 or'pro.vide documentation to support use of SDR 35.
Invert shown south of CO RD 116 is 1 + ft above elevation on Ramsey
Town Center Plans. Please modify plans to show your connection 6"
above Ramsey Town Center invert so as to preserve as much depth as
possible. Contact Tom Lincoln with URS for Invert information.
Watermain deflection should be shown as more gradual, not as a sharp
bend.
Detail of connection of 6" PVC riser to 21" PVC Trunk Sanitary sewer
must be provided, this comment applies to all sheets where risers connect
to 21" PVC Trunk.
5 12" DIP Watermain along Ramsey Boulevard shall be upsized to 16"
DiP. All related fittings shall be changed accordingly. City will cover
cost of change from 12" to 16".
6,7 No .specific comments.
8 18" FES south of CR 116 should be changed to "Connect to existing pipe.
Coordinate work with Others." Ramsey Town Center Grading will
commence this fall and the ditch that this FES would empty into will be
filled as part of the grading work. Contact Tom Lincoln at URS for invert
connection information.
9 The grades on the temporary ditch crossing Peridot street are lower than
the normal water level of the pond, meaning water will be ponded across
the 'future subgrade. This is unacceptable. Discharging a 30" storm pipe
to a ditch with out suitable erosion control will result in significant
erosion. Extend the pipe to the pond. The future catch basins at Peridot
can be omitted and added later to allow for shifting of the road alignment.
