Final Plat Review: Town Center Gardens <br />October 10, 2003 <br />Page 3 of 5 <br /> <br />Page Comments <br />10 Call out for proper abandonment of Septic system shown northeast of <br /> CBMH 10 or remove symbol from plans. Well shown on grading plans <br /> and in same area as septic must be abandoned per State Health <br /> DePartment Rules. <br />11 Vortical curve at station 2+00 is shown as 50 ft. City standard is the <br /> greater of 100 ft minimum or 20x the algebraic difference. Update the <br /> pavement detail to reflect modified class 5 requirement. See attached <br /> detail. <br />12-15 Update pavement detail <br />13 No vertical curve data shown for Olivine Street Northwest. <br />16 Update note on Class 5 detail. Specify width and depth of milling for <br /> turn lane construction. <br /> Remove (BY OTHERS) on bituminous path along Ramsey Boulevard. <br /> Installation of the path is required by the developers agreement. The <br /> plans also be must changed to reflect construction of the trail up to the <br /> intersection of Ramsey Blvd. and 149th Ave. NW. <br />17,18 ShOw updated city details, specifically Sanitary Sewer Service, Manhole, <br /> Stormwater Casting, Manhole or Catch Basin and Street Section. <br /> <br />Park Dedicatiom, ' The 2003 Park Dedication rate is $1,800 per unit. The final plat is showing <br />108 units and therefore a total of $194,400.00 ($1800.00 x 108 units) will be due to the City <br />before the City will release the final plat mylars for recording. For future phases, it should be <br />noted that the rate in effect at the time the subdivision receives final plat approval will be <br />charged. <br /> <br />Trail Development and Trail Fees: The current trail development fee is $475.00 per unit and is <br />due prior to recording the plat. A total of $51,300.00 ($475.00 x 108) is required to satisfy this <br />requirement. For future phases, the rate in effect when the subdivision receives final plat <br />approval will be oharged, required. As noted in previous review letters, a trail will be required <br />along the west side of Ramsey Blvd. The Ramsey Park and Trail Map shows the west side of <br />Ramsey Blvd. to:have a trail. Past practice has been to not allow for trail credit for trail <br />construction in areas where trails are shown on the City of Ramsey Park and Trail Map. The trail <br />should be constructed up to 149th Ave. The City will give credit for the portion of the trail along <br />Ramsey Blvd. that is not part of the plat.
