Final Plat RevieW: Town Center Gardens <br />October 10, 2003 <br />Page 4 of 5 <br /> <br />of this credit. The final plans shall be revised to reflect the construction of the trail along <br />Ramsey Blvd. up to 149th Ave. <br /> <br />Stormwater MaPagement Fee: The City has enacted a stormwater management fee of $375.00 <br />per unit. A total of 90 units are shown on the final plat. Therefore an amount of $40,500.00 <br />($375.00 x 108) will be due prior to the City releasing the plat for recording. <br /> <br />Sewer and Water Trunk Lines and Fees: There is a sewer and water trunk fee of Two <br />Hundred Eighty Three Thousand Twenty Four Dollars and no cents ($201, 396.00) (108 units x <br />$1,862/unit) due on the Plat. You will be credited for the oversizing of the Sanitary Sewer once <br />the appropriate itfformation is provided to the City. <br /> <br />In lieu of a Lift 'or Gravity system, between October 2003 and July 2004, you may utilize an <br />alternate temporary holding system that meets the approval of the City Engineer. This temporary <br />holding facility Will be the responsibility of the Developer to pump daily to prohibit sanitary <br />sewer backups. Any backups that occur as a result of failure to pump the temporary holding <br />facility will be the Developer's responsibility. The system will provide service to residences on <br />pads developed in Town Center Gardens while the main trunk lines for the Ramsey Town Center <br />development are :installed. In the event the Ramsey Town Center project trunk lines are not <br />projected to be operable on a date acceptable to the City Engineer, the Developer shall <br />commence work to substitute the alternate temporary holding facility with the required Lift <br />Station or Gravity system. <br /> <br />A separate escrow in the amount of $155,000.00 is required to completely cover the cost of the <br />installation of the Lift Station, SCADA controls, and associated forcemain to Sunwood Drive. <br />The use of this escrow will be determined at the sole discretion of the City and my be used for <br />the connection to the City installed gravity main or the construction of the Lift Station mentioned <br />above. <br /> <br />Updated Landsc~aping Plans: Please provide staff a revised landscaping plan as required in the <br />Site Plan Staff ReView Letter dated July 18, 2003. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other <br />regulatory agencies. <br /> <br />The City Council: will be meeting at 7:00 p.m. on Tuesday, October 14, 2003, at Ramsey Fire <br />Station, 15050 Armstrong Blvd., to review your preliminary plat. A copy of the case cover sheet <br />is enclosed for your information. ! suggest that you, or your representative, be present at the <br />meeting to answer any questions that may arise.
