to prohibit sanitary sewer backups. Any backups that occur as a result of failure to pump the <br />temporary ho~lding facility will be the DEVELOPER'S responsibility. The system will <br />provide service to residences on pads developed by the DEVELOPER while the main trunk <br />lines for the Ramsey Town Center development are installed. In the event the Ramsey Town <br />Center project trunk lines are not projected to be operable on a date acceptable to the City <br />Engineer, the Developer shall commence work to substitute the alternate temporary holding <br />facility with the required Lift Station or Gravity system. <br /> <br />A separate escrow in the amount of $155,000 is required to completely cover the cost of the <br />installation of the Lift Station, SCADA controls, and associated forcemain to Sunwood <br />Drive. (Cost'of installation of this infrastructure is estimated to be $124,000.00. 125% of <br />that cost is $155,000.00). The use of this escrow will be determined at the sole discretion of <br />the CITY and may be used for the connection to the CITY installed gravity main or the <br />construction of the Lift Station mentioned above. <br /> <br />11. Stormwater Management Fee. The current Stormwater Management Fee is $375.00 per <br /> unit. Stormwa!er management fee obligations are Fifty Seven Thousand Dollars and no cents <br /> ($40,500.00) (108 x $375). <br /> <br />o <br /> <br /> SECTION II <br />STAGE II IMPROVEMENTS AND FINANCIAL GUARANTEES <br /> <br />Stage II Improvements Required. The Stage II Improvements which the CITY requires <br />the DEVELOPER to construct within the Plat are as follows: <br /> <br />a) Street striping and signing <br />b) Trafficsigning <br />c) Future Through Street Signing <br />d) Street ~ghts <br />e) Street light maintenance <br />f) Street Sweeping <br />g) Seal coming <br /> <br />("Stage II Improvements") <br /> <br />Payment for Stage II Improvements. The CITY will install in the Plat the Stage II <br />Improvements. The DEVELOPER shall also deposit an amount that is determined by the <br />CITY to be adequate to aid in the operation and maintenance of street lights in locations <br />within the Plat determined by the City Engineer and installed by Connexus for the first three <br />(3) years after final plat approval. The CITY will bill residents in the Plat at least quarterly <br />for street light maintenance and operation costs; billing will be initiated at the time a <br />residence connects to municipal water and sanitary sewer.
