Commissioner Van Scoy stated they have several drafts of the Guidelines, some saying 30 feet, <br />some 25 feet. <br /> <br />Assistant Community Development Director Trudgeon noted the most recent version shows 0-15 <br />feet. <br /> <br />Commissioner Johnson stated he believes they should go through the deviations one by one. He <br />indicated on the FAR, the question would be is this the right size lot for the project. <br /> <br />Mr. Thorson indicated they would not be able to get enough parking without this amount of lot <br />size. <br /> <br />Commissioner Johnson asked how they determined the parking needs. <br /> <br />Mr. Thorson indicated that based on the number of staff, volunteers, student parking and <br />anticipated visitors. <br /> <br />Commissioner Johnson confirmed the developer could provide Staff with rationale for the <br />number of spaces they believe they need. <br /> <br />Mr. Thorson stated they have done that already. He noted also that this design leaves very little <br />building expansion space. He does not think they could put it on a smaller lot, noting that if you <br />look at the site plan, it goes to the edges of the site. He stated the entire building is two stories <br />except the gym and utility spaces. <br /> <br />Commissioner Johnson indicated they will see this a lot with businesses wanting to put in less <br />than 0.5 FAR. He asked if this situation is unique or would a 75,000 square foot office want the <br />same thing. <br /> <br />Assistant Community Development Director Trudgeon stated he is concerned they would want <br />the same thing. <br /> <br />Chairperson Nixt indicated it may cost more but they could always recess the parking <br />underground. They can also build more than two stories. He does not want to make exceptions <br />with the findings and have to live with them for the entire Town Center. <br /> <br />Commissioner Johnson asked if Staff has spoken with the Town Center Design Team. <br /> <br />Assistant Community Development Director Trudgeon indicated Staff and the developer has <br />been working closely with them. <br /> <br />Commissioner Shepherd asked if the school wanted to add on to the building, could they build <br />up. <br /> <br />Planning Commission/September 15, 2003 <br /> Page 7 of 10 <br /> <br /> <br />
