REQUI~ST FOR FINAL PLAT APPROVAL OF CHESTNUT RIDGE; <br />!CASE OF JOHN PETERSON, GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On June 7, 1993,I the City of Ramsey received an apphcation from Good Value Homes for sketch <br />plan review of ~ hestnut Ridge which consisted of 35 acres to be subdivided into 58 single family <br />lots. <br /> <br />On Jul5, 6, 1993 <br />alignment of the <br /> <br />On August 30, <br />Chestnut Ridge <br />extension of Sm <br />de-sac extensio: <br /> <br />~ the Planning Commission tabled sketch plan review of Chestnut Ridge until the <br />extension of Sunwood Drive N.W. was resolved with DNR. <br /> <br />993, the City of Ramsey received an application for preliminary plat approval of <br />that was scaled back to 12 lots and excluded that area potentially impacted by the <br />iwood Drive N.W. Seven of the lots were proposed to receive access from a cul- <br /> of Krypton Street from Wood Pond I-Iills. Five of the lots were proposed to <br /> <br />receive access f~om a private drive extending off the end of Krypton Street N.W. <br /> <br />On October 5, the Planning and Zoning Commission conducted a public heating and at the request <br />of the Developer, tabled action on the proposed preliminary, plat of Chestnut Ridge. It was also <br />noted that ~t may~ be feamble to construct Krypton Street as a through street, thereby eliminating the <br />excess/vely lon~, dead-end street and private drive. <br /> ? <br />On October 26,! the City received a revised prelimin,,a?~ plat for Chesmut Pddge. The plat still <br />consisted of 12 ~;in~le famil) lots, however, the enfiret) of Krypton Sn-eet was platted as a cul-de- <br />sac constructed {o GUT standards and the concept of the private drive had been eliminated. <br /> <br />On November 4, 1993, the revised preliminary plat was scheduled for review by the Planning <br />Commission. The applicant was not present at the meeting and the case was tabled. <br /> <br />On December 7i 1993, the proposed preliminary plat for Chesrnut Ridge was scheduled for review <br />by the Planning and Zoning Commission. Due to the number of items on the agenda, the <br />Commission adjourned prior to reviewing Chestnut Ridge and the case was forwarded to the <br />regular meetinglin Januan,. It was noted, however, that it i-s feasible to span the County ditch and <br />co~srruct Kryp. t..bn Street ~.W. as a through street. <br /> <br />On December ~5, 1993, the City received a revised preliminary plat for Chestnut Ridge that <br />included 13 lot~s and the elimination of the excessively long cul-de-sac by the construction of <br />Krypton St. N.W. as a through street. <br /> <br />On January z~, 1~94, the Planning Commission recommended approval of the preliminary plat for <br />Chestnut Ridg~with Krypton St. N.W. designed as a through street and contin.*ent upon a <br />favorable revieW by the LRRWMO and the Developer submitting the required Tree ~:~reservation <br />and Landscape plan. <br /> <br />ON Januar), 25;; 1994, the City Council ~m'anted preliminary plat approval of Chesmm Ridge with <br />KD, ton Street/~.W. designed as a through street and contingent upon a favorable review by the <br />LRRWMO and ithe Developer submitting the required Tree Preservafon and Landscape Plan. <br /> <br /> <br />
