13.Hard Starfaced Driveways and Sodded Boulevards. Hard surfaced driveways <br /> and sodd ~d boulevards are a requirement for each lot in the Plat. Said improvements shall <br /> be instalk~d by the building permit applicant or the homeowner at the time the Certificate of <br /> Occupan~:y is issued or as soon thereafter as possible, weather permitting. In the event <br /> these improvements are not timely installed, the DEVELOPER, on behalf of all <br /> subseque.ht owners of lots within thc Plat, agrees that the CITY may install said <br /> improver~ents on any lot(s) and specially assess its cost therefore against the lot(s). The <br /> DEVELOPER hereby waives all right to a public hearing and other statutory rights or <br /> City Cha~er rights granted a property owner relating to special assessments, including the <br /> right to a~peal the special assessment for installation of the improvements described in this <br /> paragraph. In addition, the DEVELOPER grants the right to the CITY to enter on each <br /> lot of the ~>lat in order to install the improvements described in this paragraph, in the event <br /> it is neces_sary for the CITY to install these improvements and specially assess the same. <br /> <br /> III. <br /> <br /> P~ERMITS, OCCUPANCY AND PROPERTY VALUES: <br /> <br />14.Requirements for Building Permits. No occupancy permit for any lot in the Plat <br /> <br />shall be i~sued until (a) vehicular access to the lot is.provided including the installa6on of <br />Class V rriaterial on ail streets in the Plat; (b) site plan approval is granted by the CITY and <br />any additional expense incurred in ~ving site plan approval has been reimbursed to the <br />CITY; (c) a Certificate of Survey, including that information required by the CITY, has <br />been supplied to the City Building Official; and (d) all the financial guarantees required by <br />the CITYrhave been satisfied. <br /> <br />15. Requirer~ents for Plurnbino,. As a part of the plumbing requirements, backflow <br /> preventer~ shall be installed in each sewer line. <br /> <br />IV. <br /> <br /> PARK DEDICATION: <br /> <br />16..Cash CoNtribution. The Plat is located in the Sunfish Park Distr/ct. Park dedication <br /> shall be s~,tisfied by the DEVELOPER making a cash conuibution in the amount of Nine <br /> ThousandiOne Hundred Dollars and No Cents ($9,100.00), which represents Seven <br /> Hundred 13ollars ($700.00) for each of rhe thLrteen lots. <br /> I' <br /> <br /> [ <br /> <br /> <br />
