We have also received the revised grading and drainage plan consisting of one <br />sheet prepared by Kenneth J. Gust dated September 17, 1993 and and revised December 9, 1993. <br />We offer the following comments: . <br /> <br />1. Zoning: The subjeci property is zoned Industrial. To develop the property with a <br /> combination of single family, multi-family and business will require a rezoning. Upon <br /> approval of the preliminary plat, an application for rezoning should be initiated to rezone <br /> the property accordingly. <br /> <br />2. General: The proposed plat consists of approximately 40 acres to be developed with <br /> municipal water and sar~itary sewer and subdivided into approximately 69 single family <br /> lots. Approximately 8.7 acres would be reserved for future development with multi-family <br /> units and 1.2 acres for commercial businesses. It is intended that the existing asphalt <br /> company located on the property would be relocated. <br /> <br />3. Lot Si~s and Dim¢n~i0ns: The minimum lot width in the R-1 Urban Residential District is <br /> 80 feet, or 90 feet on comer lots, and the minimum lot area is 10,800 square feel Cul-de- <br /> sac lots must be 80 foot wide at the structure setback line; All of the single family <br /> residential lots meet these requirements. Additionally, it should be noted that the lots <br /> adjacent to Sunfish Lake Blvd. N.W. and County Road gl 16 appear to be large enough to <br /> provide for a'stmcture setback of i 10 feet from the thoroughfare centerline or 50 feet from <br /> the property li.ne, whichever is greater. <br /> <br /> AcCess to P_l.at and Streets: At the time of sketch plan review, only one access to County <br /> Road :gl 16 (Industry Avenue) was shown. In accordance with the recommendation of City <br /> Staff and the Planning and Zoning .Commi.ssion, the plat has been redesigned to also <br /> provide an outtet to County Road #57 (Sunfish Lake Blvd. N.W.). This access onto <br /> Sunfish Lake Blvd. is very desirable as it would distribute traffic from this and adjacent <br /> subdivisions more evenly and provide access to both County Road #I 16 and County Road <br /> #57. <br /> <br /> <br />
