o <br /> <br />e <br /> <br />Based on City Staff and Anoka County comments in the review of the September 14, 1993 <br />version of th~ preliminary plat, the developer has modified the street layout so that Lots 33 <br />and 34 can _b~ accessed from intemaal streets versus creating additional driveways onto <br />County Roadlg #57 and gl 16. <br /> <br />The Septem.~er 14, 1993 version was also forWarded to the County Engineering <br />Department f/pr their review and comment. The County has that the intersection of County <br />Road gl 16 aOd County Road #57 will eventually become a major intersection and will <br />eventually b{~ upgraded with raised medians extending 800 to 1,000 feet from the <br />intersection, g'his will Iikely limit Vanadium Street to.right-in/right-out turning movements <br />onto County Road #116 as it is only 630 feet from the intersection with County Road #57. <br />However, to ~elocate Vanadium Street further east would decrease the separation distances <br />with Tungste[a Street, which provides major access into the Wood Pond projects, and a <br />possible futuri~ collector street into the industrial area south of County Road gl 16. <br /> <br />The plat has l~een designed with 142nd Avenue N.W. as a through street into Cedar Hills <br />2nd Addition jn accordance with Staffs recommendation. As a result of comments made at <br />the time of s~tch plan review by the Planning and Zoning Commission, the northern tier <br />of the plat h~ been redesigned with cul-de-sacs to lessen the density of urban lots that <br />would back u~ to the 1 acre rural lots in Hunter's Hill.
