The final plat title <br />page was ~ot provided. We offer the following comments: <br /> <br />1. General: The plat consists of 40 acres to be developed with municipal <br /> wa[er and sanitary sewer. The approved preliminary plat proposed 69 <br /> single family lots, 8.7 acres of multi-family residential and 1.2 acres of <br /> co .r!~-nercial. The submittal under review propose to final plat the first 33 <br /> single family lots and the commercial lot. Outlots A and C would be <br /> reserved for future development of the remaining single family lots and <br /> Outlot B would be reserved for the multi-family units. The Developer <br /> shduld be providing the City with the proposed phasing plan for Outlots A, <br /> B ~nd C. ~' <br /> <br />2. ~ The subject property is currently zoned Industrial and upon final <br /> ptai approval, the rezoning to single and multi family and commercial will <br /> be ~itiatecl. A rezoning is much simpler to process when the legal <br /> description of the property is a platted versus a metes and bounds <br /> des~'riprion. As was noted at the time of preliminary plat approval, final plat <br /> approval will commit the City to approval of the rezoning when it is <br /> pre~ented. <br />3. idzL_~Jz¢.~ All of the single family residential lots and the commercial lot <br /> me~,t the minimum lot size requirement for their respective districts. <br />4. Lott Dimensions: The minimum frontage in the urban district is 80 feet or <br /> 90 feet on comer, lots. All lots in the plat meet the minimum lot dimensions. <br />5. Streets. In accordance with the appro{,~d preliminary plat, 142nd Lane <br /> will~xtend into Sunfish Square from Cedar Hills. Vanadium Street should <br /> be ~hanged to Wolfram Street and will provide access to the plat from <br /> County Road #116. <br />6. Uti!Ries: The plat is in the MUSA and the Developer is installing the <br /> im~overnents as a private project with no financial participation on the part <br /> of the City. <br /> <br /> <br />
