10. <br /> <br />Landscape Plan: The approved Grading and Drainage Plan prepared by <br />Kenneth J. Gust, Revision Date 4/1 t/94, provides for the planting of one 2- <br />inch diameter tree in the front yard of each residential lot. It also provides <br />for a berm with 5' evergreens spaced every 8 feet to buffer the single family <br />homes from County Road #116 and the trail. <br /> <br />pedestrian Transportation Route: The intent of pedestrian <br />transportation routes is to provide safe pedestrian access to commercial and <br />recreational destinations. The Developer will be responsible for <br />constructing an 8 foot wide bituminous trail along Count Road #116 from <br />its intersection with County Road #57, east to Tungsten Street N.W. The <br />City will cover the cost of the trail construction from the eastern boundary <br />of the plat to Tungsten Street. The trail consumction is not eligible for park <br />dedication credit because it is a transpormtional issue and not a part of the <br />City's planned trail system. <br /> <br />Park Dedication, Park dedication will consist of a cash payment of <br />$23,100.00 (33 tots x $700/1o0 for the single family lots and $1,750.00 <br />(5% of fair market value) for the commercial lot, for a total of $24,850.00. <br />Park dedication for the multi-family units (Out.tot B) will be collected at the <br />rime Oulot B is replatted for development. <br /> <br />Existing Building: It has been a~eed that the Developer will acquire <br />and remove the existing asphalt company from the site and that the CiD, witl <br />credit the sewer and water trunk charges to 'the plat in the amount of <br />$52,000.00. This figure was arrived at using the cost for the Developer to <br />acqu/re the asphalt company property minus the dollar value of the <br />enhancement to the project resulting from the removal of the asphalt plant <br />from the site. <br /> <br />The Ramsey City Council will be meeting on 7:00 p.m. on Tuesday, June 14, 1994 <br />to consider your request for final plat approval. It is important that you, or your <br />representative, be present to answer any questions that may arise.
