18. Cash C~ntribution. The Subject Property is locate, d in the Sunfish Park District. Park <br /> dedicatic~, shall be satisfi~ by the DEVELOPER making a cash contribution in the <br /> amount ~)f Twenty Four Thousand Eight Hunctred Fifty Dollars and No Cents <br /> ($24,850.D0), computed at as follows: <br /> <br />Residential: 33 lots x $700/lot - <br />C~mmercial: 5% of the fair market value ($35,000) <br /> <br />$23,100.00 <br />$I,750.00 <br /> <br />GENERAL <br /> <br />19. Tree and Sod Planting Plan. Sodded boulevards are a requirement for each lot in the <br /> Plat prio~, to issuance of a Certificate of Occupancy. In accordance with the policy <br /> establishe~l by the City of Ramsey Park and Recreation Commission on June 10, 1993, the <br /> DEVELOPER shall provide for the planting of one two-inch diameter tree (or equivalent <br /> thereof) o~ an approved species at the road frontage or in the front yard of each of the lots <br /> in the Plat[prior to the issuance of a Certificate of Occupancy. In the event the weather is <br /> not condt{cive to tree or sod planting at the time of 'Certificate of Occupancy, the <br /> DEVELOp'ER shall place a cash deposit in the amount Of $200.00 for nrees and $100:00 <br /> for sod in ~an escrow account with the CITY and upon verification of the planting being <br /> accomplished, said cash deposit shall be refunded to the DEVELOPER. Failure of the <br /> DEVELOPER to comply with the planting requirement within a reasonable time frame <br /> following ~ determination by the CITY that weather conditions are conducive to planting <br /> shall give ".~e CITY authority to cause the planting, the cost of which shall be charged to <br /> the Plat escrow account and the DEVELOPER shall not be eligible for a refund of the <br /> cash depos!t made for this purpose. <br /> <br />20. Tree Disciase Prevention and Disposal. The DEVELOPER shall prevent the <br /> inrroductio,~ and spread of tree disease into the residual tree populations of the Plat and <br /> adjoining p[operties and reduce the impacts of construction on the residual property of the <br /> [ <br /> <br /> Plat and adjoining properties. The DEVELOPER in order to accomplish this shall: <br /> <br />bo <br /> <br />Install physical barriers, such as snow fence, around trees that are to remain.'
