We offer the following cormments: <br /> <br />Gencr~t: The property is zoned R-] Urban Residential and this 4th phase <br />of Wood Pond Hills consists o£ 16 lots and 3 outiots. The, 1992 phasing <br />plan for Wood Pond Hills indicated 4 phases with Phase Ix,; being the <br />platting of Outiot I. This 4th Addition proposes to oni)' plat a pomon of <br />Outiot I, so it is assumed that there ,.,,'ill be a 5th phase to plat the remainder <br />of Outlot !. <br /> <br />T-ne remaining unplatted pomon of this Outlot I is designat~ as Outlot B on <br />page 2 of the ~iat. There is an Outiot B on page i, therefore the final plat <br />should be co~ected to designate the outiot on page 2 as 'C'. Also, two <br />notes refer to Sheet 3 of 3 and 2 of 5; we are o,'-fly in receir~r of two sheets; if <br />there isn't a sheet 5, these notes should be co~ected. Lots i-5 of Blork 1 are riparian to Wetland 1 i 4P <br />and must meet the shoreianfi zoning requirements which include a 50 foot <br />sn-ucture setback from the OrdinmD' High Water (OHW) mark. Note that <br />decks are considered to be struarures subject to the OHW.
