As currently platted, 145th just <br />meets the 600 foot maximum cul-de-sac length standard. Therefore, i{ is anticipated <br />that at the extent of its development, this portion of lzlSth will be an over- <br />e. Jxtended cul-de-sac. In accordance with the development agreement for <br />V{;ood Pond Hills, the park dedication for Wood Pond Hills 4th Addition <br />w!ill consist of a cash con~ibution in the amount of $600 per lot or <br />S~.600.00. Staff is also recommending that with the development of this <br />third phase, the park 'a-ail between Blocks 2 and 4 and Blocks 1 and 3 be <br />~aded to facilitate paving later in the summer of !994. <br />T~ree Preservation and Planting. In accordance with the City Code <br />rdaui.rement for a landscape plan and the poiic.v established by the Park and <br />Rte'm-cation Commission on June 10, 1993, the development a~eement will <br />r4quire the developer to submit a tree preservation plan identifying trees to <br />b~ ~rotected dunng construction, tn addition, this plan will require <br />pto','~smns for the 'Dlanting of one 2-inch diameter n-ce in the front yard of <br />e~ch of the lots ih the plat.
