The plat <br />consists of two (2) sheets prepared by McCombs Frank Roos Associates, Inc., dated received by <br />the City on June 24, 1994. We are also in receipt of the Grading and Erosion Control Plan and <br />Street Plan consisting of 3 sheets drawn by Gregory J. Frank of McCombs Frank Roos <br />Associates, Inc. dated June 12, 1992, Revision F. We offer the following comments: <br /> <br />.General: The entirety of River Bluffs is approximately 60 acres in size. The approved <br />pretirrfina_,-2,., plat proposed to subdivide the land into 25 single family residential lots and <br />approximately 24 acres of open space. The first addition consisted of 13 lots and the <br />developer is nov,, proposing to final plat the remaining 12 lots. <br /> <br />Lot Dimensions and Areas: In accordance with-the approved preliminary plat and <br />subdivision design standards for lots in the Scenic River Overlay DisPel, all lots meet the <br />150 foot minimum lot width at the street frontage or building setback line. <br /> <br />~tre.et$. The lots in the plat will be served by an extension of Oneida Street north to <br />connect with Oneida in Stanhope River Hills. Lots 1-5 of Block 2 will be served by the <br />construction of a cul-de-sac extending to the east off of Oneida StreeL The cul-de-sac does <br />not exceed the 600 foot maximum len~h restriction. <br /> <br />Grading and Drainage. All but the northernmost 250 feet of roadway will drain via <br />curbiine flow to the intersection of 153rd Avenue N.W. an~ Oneida Street N.W. where it <br />wilt be transmitted via catch basins and storm sewers to a detention and sedimentation pond <br />before ultimate discharge to the Rum River. The catch basins, storm sewer and detention <br />ponds have been consnmcted under the final phase of development and were designed to <br />accommodate the runoff from this addition. Erosion control practices should be employed <br />to minimize sediment from reaching the existing catch basins. The Lower Rum River <br />Water Management Organization issued a permit for the construction of this subdivision. <br />Tine sedimentation basin must be cleared following turf re-establishment, if necessary. <br /> <br />Park Dedication. A trail corridor was dedicated along the northern boundary of the plat <br />in the first addition. Park dedicafon for the second addition will consist of grading the trail <br />and a cash contribution of $8,400.00 (12 lots × $700 per lot). <br /> <br /> <br />
