The revision consists of Sheet 1 <br />of 2 ~awn by Cherrier Land Sum, eyors, lnc., dated received by the City on June <br />28, 1994. W~. offer the following comments: <br /> <br />.(..,eneral: The recent amendments to wefla_nd regulations have necessi~ted <br />redesigning the western portion of 145th Lane to avoid consrructin~ a road <br />through the wetland. <br /> <br />Number of Lots: The total number of tots approved in 1990 for <br />Chestnut Hill was 102. With the current proposal for revision, the total <br />number of lots in the 5th Addition would decrease from the 1'7 originally <br />approved to 14, for a loss of 3 tots. However. the deveioper gained 2 tots <br />by a redesign of Chesmut H/il 4th Adchtion.' Therefore, the total number of <br />lots overall for Chestnut Hill would be <br /> <br />Lot Sizes: All lots in the proposed revision to the 5th Addition meet the <br />rmnimum area and dimensional requirements. <br /> <br />Streel-$, The street lavout proposed does accomplish the goal of providing <br />convenient access to S'unwood Drive for ,~'affic generated along. :145th Lane. <br />In addition, the plat suggests the potent/al for the creation of two additional <br />lots west of the park on the Deemer proper'L',', it is unclem- as to what use <br />would become of the Deemer properly south of the two parcels created. A <br />park access connection from Sunwood Dr-ire to Hunters Hill Park is <br />desired. The street alignment of 145th Lane, $unwood Drive, and the <br />extension of Tungsten to Sunwood Drive define a three acre trapezoidal <br />property. '-Fne size and shape of this area warrant some consideration as to <br />how it rrfight be subdivided to fit into the adjacent land use. The prelimina,D, <br />plat should ilius,-:ate how r.his parcel can bt reasonably subdivided. <br /> <br />We would su,o~est that a cul-de-sac se,'wicino this parcel off of ]45th Lane <br />would be the most preferable alternative, although others may exist, It <br />might dso be possible to shift the intersection of 145th Lane N.W. with <br />£unwood Drive to the west to augment the area w/thin this u-apezoidal area, <br />if that would result in more desireable lot sizes and shapes within this area. <br /> <br /> <br />
