Thc site plan consists of 3 sheets (site plan, ~ading and drainage <br />plan, landscapihg plan), drawn by Peter R.. Raafikka of t-lakanson Anderson Associates, lnc., and <br />is dated June ~8, 1994. We are also in receipt of building elevations prepared by Adkins <br />Construction Inc. dated June 15, 1994. We offer the following comments: <br /> <br />Zoning: The subject property is zoned B-3 I--I/ghway Business and the principal use of the <br />property, recreational equipment sales, is a permitted use in this District. The proposed <br />expansion is ro the accessory warehouse on the property and accessow buildings are <br />perminetl in the B-3 H/ghway Business DisuScu <br /> <br />Lo: Size.: The subject property is 1.93 acres or 82,,102 square feet in size, including <br />afdirion~ property to be acquir~ as a result of the reatignmem of Feldspar Street N.W. <br /> <br />~o? Coverage: The subject property is resuScted ~o a 35% lot coverage or 29,436 square <br />feet. The existing principal building is 10,500 square feet; the existing accessory, building <br />is 4,000 ~;quare feet; Se proposed expansion to the accessoD, building is 8,000 square feet; <br />for a tora:! lot coverage of 22,500 square feet, which is in compliance with City Code but <br />renders the parcel developed to the maximum. <br /> <br />Accessor~, Structures' Accessory, structures in the B-3 Highway Business DisuSct are <br />resrr/ctec~to 30% of the ~oss area of the principal building unless otherwise approved by <br />City CoUncil. If the expansion to the accessory, warehouse is approved, it represents just <br />over 100¢'o of the ~oss area of the principal building. City Staff recommends approval of <br />the oversized accessory, building in order to eliminate outside storage on the propert3', <br />which is ho longer pertained in the t..Iighway Business district. <br /> <br />Building Elevation: City Code requires the finished floor elevation to be 18 inches above <br />the cent~lines of Riverdale Dr/ye and Feldspar Street N.W. The proposed structure <br />.elevationS; meet hhis requirement. <br /> <br />Setbacks:_ CiW Code requires 35 foot front yard, l0 foot side yard and 35 foot rear yard <br />setbacks'for structures in the B-3 District. The proposed structure meets these <br />requirements. <br /> <br /> <br />
