Thc site plan includes a landscape plan, building elevations, and design plans for single <br />and double bay office units. A topographical survey of thc site prepared by John Oliver & <br />Associates, Inc. was also submitted. The site plan proposes to develop a multi-tenant <br />office/warehouse facility on Lot l, Block t, Ramsey 67 Industrial Park. We offer the following <br />comments: <br /> <br />Zonint: The la_nd of the proposed site is zoned Industrial and the proposed multi-tenant <br />office/warehouse falis within the permitted uses for this district. <br /> <br />Lot Coverag,5: The subject site is approximately 5.6 acres in size or 2,43.087 square feet. <br />Lot coverage in the ;Industrial District is restricted to 35% or 85.080 square ~eet. The <br />development is proposed to occur in three phases for a tom] of 45,640 square feet. <br /> <br />Utiliti¢,q: The developer has petitioned the City for' the extension of sewer and water <br />services and construction of Uranium Street N.W. The request is proceeding as a public <br />improvement projecL <br /> <br />Setbacks: The proposed facility fronts on Uranium SL N.W. and the sideyard is adjacent <br />to County Road #116. The required structure setback from Uranium Street is 40 feet and <br />50 feet from right-of-way or 1 l0 feet from centerIine of County Road #116. The site plan <br />indicates that the facility would be set back at least 70 feet from Uranium Street and 74 feet <br />from the CounD, #116 fight-of-way. The required south side yard setback is 20 feet; the <br />site plan proposes 66 feet. The required rear yard setback is 35 feet; the site plan proposes <br />74 feel <br /> <br />Landscaping: In accordance with City Code, a landscaped area at least 20 feet deep is <br />proposed along Uranium Street and County Road #116. Trees and shrubbery are proposed <br />around the circumference of the proper'b'. The development perrrfit Mil identify the number <br />and species of trees to be planted; therefore, the developer should meet with Parks and <br />Uri!/ries Supervisor Mark Boos to work out the derails of the landscaping plan. <br /> <br />Screening: City Code also requires screen/ng of a non-residential use from a residenti~ use <br />across the street to partially obstruct view of the non-residential use from the residential <br />use. Sunfish Square, a residential development, is on the north side of County Road #l ] 6. <br />Screening may consist of trees, berms and/or decorative fencing; screening shall be not less <br />than 5 feet high, except that all screening within 20 feet of any d.r/veway or sn-eet fight-of- <br /> <br /> <br />
