We offer the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development <br />and is a r:art of the approved concept plan for Northfork dated January !, <br />!985. The prelimina~., plat current)y under review proposes to create <br />another ]4 single family lots. The developer has also provided a future <br />development plan for the adjacent property to show that Northfork Oaks <br />will be compatible with rum.re development in the area_ <br /> <br />Lot Dimensions and Area: In keeping;with the Northfork P.U.D. <br />concept mofiificauons approved in May of 1990, all of the lots in Northfork <br />Oaks are to be at least one acre in size and provide for at least ] 60 feet of <br />road frontage at the property line or the building setback line. tt doesn't <br />appea: ~at ali of the lots in Block 2 meet the ] 60 foot width reouiremem at <br />the building setback line. <br /> <br />Soils: All of the lots must contain a minimum of 27.225 square feet of <br />Class A soils to be deemed suitable for on-site septic systems. SCS soils <br />data needs to be superimposed on the proposed plat to determine if this <br />crite,'5on can be met. Soils in the area m-e predominant)>, Class I soils, <br />however, isdn, Rifle, and Muck soil also exist in the area. <br /> <br />Park Dedication: Park dedication shall be in accordance with the May 9, <br />]989 Northfork Park Dedication A~eement. The Park Commission is <br />reviewing the prelim/naB., plat on August 11 for the purpose of malting a <br />detemainadon on park dedication. .' <br /> <br />Streets: Street names must be provided on the..plaL The lots are proposed <br />to receive pubiic access via the extension of.360th, with a cui-de-sac <br />extending off of !60th. The cul-de-sac does 'not exceed the 600 foot <br />maximum length standard. Street pla.ns for consn-uction of the roads are <br />subjec~ to the ~2rior approvaJ by the City En~neer. <br /> <br /> <br />
