Commercial Site Plans, either as a separate dra"Ofng or as <br />part of the Landscape Plan. <br />Definition of spati',d limits: <br />1) Existing and proposed topography <br />2) Limits of land disturbance, clearing, grading and <br /> trenching. <br />3) Tree protection zones <br />4) Specimen trees or stands of trees <br />5) Any diseased trees to be removed. <br />6) Utilization and disposal plan for vegetation and <br /> topsoil in conjunction with reclamation to adjacent <br /> save zones. <br />7) Wildfire Hazard Plan may be required when <br /> proximity or condition of vegetation increases risk of <br /> wildfire to structures or other property. <br />Detailed drawings of tree protection measures (where <br /> applicable): <br />1 ) Protection tree fencing and its composition. <br />2) Tree protection signs <br /> Drawings indicating location of applicable utilities: <br /> <br />1 ) City water or well <br />2) City sewer or site septic system <br />3) Electricity <br />4) Gas <br />5) Cable TV <br />6) Telephone <br /> <br /> h. These plans shall be compiled by a certified landscape architect, forester, or <br />other persoi(s) knowledgeable of forestry, arboricul.ture, construction activities and <br />developmenl procedures. <br /> <br /> 5. These plans shall be reviewed by the City Forester/Tree Inspector for <br />conformance with Tree Conservation Policy, in conjunction with the City Code, and will <br />either be app roved, or returned for revisions. Reasons for denial shall be noted on the Tree <br />Protection Plan, or otherwise stated in writing. <br /> <br /> 6. A fee as established by Council resolution shall be charged for plan review <br />for building ipermits. Any costs incurred by the City in reviewing plans for plats and <br />commercial s~ite plans shall be charged to the developer. The City may submit the plan to a <br />consulting f4rester for a recommendation. A field review of select cases will occur for <br />planned unit!developments, major development cases, and any other case as determined <br />necessary b~ the preliminary review. Any costs shall be paid for by the developer or <br />builder. <br /> <br /> 7. ~ Ali tree protection measures shall be installed prior to beginning any land <br />disturbance ~d inspected by the City Forester/Tree Inspector unless a written tempora~ <br />waiver is granted.
