The <br />plans proj~ose to construct a machine shop for Detail Tool on Lot 1, Block <br />Gateway ~orth Industrial Park Plat 4. We offer the following comments: <br /> <br />.Zoning: 7 ae site is zoned Industrial and the proposed'machine shop falls within the <br />permiued ~ses for this district. <br /> <br />.LO~ Oove~ge: The subject site is approximately 2.3 acres in size or ]00,188 square <br />feet. Lot doverage in the Industrial Disudct is resudcted to 35% or 35,066 square <br />feet in this!case. The proposed building totals 13,258 square feet but it is a two- <br />story witb~9,977 square feet on the main level. The area of the main level <br />constitutes ~0% lot coverage, which is in accordance with Ci~ Code. <br /> <br />~¢]ities: ~he facility will be served by municipal water and sanitary sewer, with <br />the construction and cost of same being part of an economic development effort <br />between D~I Too[, Ramsey Athletic Club and the City. An additional ten feet of <br />drainage afcd utility easement will be required the entire length of the south <br />boundary o'~ the property; the site plan should be amended accordingly and the <br />easement ~ill have to bc dedicated as a separate, recordable document. An <br />additiona~ f~e hydrant will have to be installed in the area_ <br /> <br />Pedes.trian ]~at. hway: A pedestrian path is d~sired alons the south property line <br />Parzllei io qounty 'Road Il 16, Because of the steep gT~ade, Staff feels this trail <br />rn~ght b~ better accommodated in the 20 foot draLuage and utility easement along the <br />south prope~y line. The proposed tree plantings in '.this area should be located <br />south of the ~pathway, which would not requLre any modification to the proposed <br />Landscape ~lan.
