The City will take <br />responsibility for acquiring the required easement within the boundaries of the <br />Ramsey Athletic Club property. An 8 foot wide concrete handicap ramp should be <br />cut into the curbs of Detail Tool's driveway to ensure a handicap accessible <br />pathway. The City will reimburse Detail Tool for the trail construction at a rate of <br />$5.00/foot. The site plan should be amended to show the pextestrian pathway. <br /> <br />Setbacks: The proposed facility fronts on Count}, Road #116 and the su'ucture <br />setback from that thoroughfare is 50 feet from the right-of-way tine or 110 feet <br />from centertine, whichever is greater. The closest point of the building is 68 feet <br />from the right-of-way and 108 feet from the centeriine. We would recommend <br />moving the building north a sufficient distance to meet the 110 feet from centerline <br />requirement. The site plan should be amended according}y. The structure meets <br />the 20 foot side yard setbacks and the 35 foot rear yard setback. <br /> <br />Landscgp. ing; According to City Code, a 20 foot deep landscape area is required <br />parallel to County Road #116. The Landscaping Plan has been reviewed and <br />approved by Mark Boos, Parks and Utilities Coordinator. <br /> <br />Screening: Because the site is surrounded by industrial sites, no screening is <br />required. <br /> <br />&rc. hil'~¢l'~ra} Standards: CiD' Code requires that in the Industrial District, exterior <br />wall finishes be of material that is 50% other than metal on the exposed wails. The <br />exterior finish of the building is proposed be a combination rock face and smooth <br />face concrete block. The building front will be finished off with a metal facia; this <br />proposal is in accordance with City Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall <br />be stored within a completely screened snmcture or container. The site plan does <br />not indicate a waste storage area in accordance with City Code and the plan should <br />be amended accordingly. <br /> <br />©ff Street Parking - Design: City Code requires all drives, off-street parking and <br />loading areas to be surfaced with bituminous or concrete and finished with <br />continuous concrete curbing. The off-sn-eet parking area and loading area are <br />proposed to be surfaced w/th bituminous but the entire perimeter of these areas are <br />not proposed to be finished with concrete curb. The site plan should be amended <br />accordingly. <br /> <br />Additionally, the site plan shows a Class 5 f~re lane on -the east side of the building. <br />It too should ~ paved and curbed rather than constructed with the Class V shown. <br />Staff is recommending that the f~re lane extend off the southerly parkSng lot to the <br />northeast comer of the building and be clearly marked as such. The remainder of <br />the property on the nor~ side of the building from the northeast comer of the <br />building west to the designated paved area could be established in mfr. The site <br />plan should be amended accordingly. <br /> <br /> <br />
