Exhibit C <br /> <br /> CITY OF RAMSEY <br /> : DEVELOPMENT PERMIT <br /> BISON PROPERTIES, LLC. <br /> ~ (DETAIL TOOL & ENGINEERING, INC,) <br /> <br />On October ~I 1, 1994, Site Plan approval was granted by the City of Ramsey ("City") to <br />Bison Prope~ies, LLC., ("Permittee") to, constr?ct a .13,000 square foot manufacturing <br />facility cons~ting of 9:,5,00 square feet ot manumctunng space and 3,500 square feet of <br />office space (~'Slructure) on the property which is legally described as follows: <br /> <br /> Lot 1,~Block 1, Gateway North Industrial Park Plat 4, Anoka County, Minnesota <br />the ("Site"). <br /> <br />This approva~ is issued pursuant to §9.03.06 of the City Code. The conditions of this <br />approval are a! follows: <br /> <br />10 STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The structure shall be <br /> constructed in accordance with the requirements of the State Building Code. <br /> <br />3. SITE P~LAN COMPLIANCE. The structures shall be sited and constructed on <br /> the Sit~ as shown on the Site Plan and Certificate of Survey submitted by the <br /> Permittd~e. The Site Plan was prepared by Graphic Design Architects and consists <br /> of She¢~ A.2 dated 9/14/94; Sheet A.3 dated 7/8/9,4, revision 9/26/9,4; and Sheet <br /> A.5 dat{d 7/8/94, revision 9/26/94. one (1) sheet prepared by Graphic Design <br /> ArchiteCts dated September 14, 1994, Revision ,.199,4. The Certificate of Survey <br /> was pre!c~ared by Swenson Land Surveying and is..:dated Revised 10/6/94. <br /> <br />4. REQUI~ED IMPROVEMENTS. The Permittee shall consmact and install the <br /> following site improvements on the Site in accordance with the specifications and <br /> location ~.s shown on the Site Plan. The Required Improvements are as follows: <br /> <br /> a. Bituminous driveways and maneuvering areas <br /> b. B~612 continuous concrete curbing <br /> c. Si~e ~ading <br /> d. S~.d and seed <br /> e. L~dscaping in accordance with plan prepared by North Metro <br /> L~ndscaping, Inc. dated September 18, 1994. <br /> f. Fi~e lanes <br /> <br /> The City ~ite Improvements shall include the extension of sanitary sewer and <br /> municipalS, water service to the facility. The-City shall not cause any special <br /> assessments to be made to the property under Minnesota State Statutes Chapter 429 <br /> or any ottter provision of law, and shall recover its costs from the financial <br /> assistance ~utlined in Para~m'aph 10.
