10. <br /> <br />11. <br /> <br />side of the existing easement shall be provided. Said drainage and utility easement <br />shall be provided in a separate, recordable document. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of <br />these items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot shall be <br />designed so as to deflect light away from Industry Avenue N.W. and Sunfish Lake <br />Blvd. N.W. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces of <br />the same material as listed on the Site Plan as certified by the Zoning Administrator. <br /> <br />PEDESTRIAN PATHWAY. The Permittee shall construct an eight (8) foot <br />wide bituminous pedestrian pathway within the twenty (20) foot drainage and utility <br />easement along the entire length of the south property lines of the subject property <br />and Lot 1, Block 1, Gateway North Industrial Park Plat #3, The City shall be <br />responsible for acquiring the necessary easement to place a pathway on Lot 1, <br />Block 1, Gateway North Industrial Park Plat #3. The City shall reimburse the <br />developer for the construction of the pathway at a rate of $5.00 per lineal foot; the <br />reimbursement shall not be counted in the financial assisance listed in Paragraph 10. <br />The proposed tree plantings in this area shoud be located south of the pathway. <br /> <br />TAX INCREMENT FINANCING. Upon receipt of a Certificate of <br />Occupancy for the structure, the City agrees to provide the Permittee with financial <br />assistance in the amount of Forty Thousand Dollars and no cents ($40,000.00) <br />toward site improvements. The Permittee agrees to enter into an Assessment <br />A~eement, attached hereto as Exhibit D, for Lot 1, Block 1, Gateway North <br />Industrial Park Plat 4 in the minimum amount of Five Hundred Thousand Dollars <br />and no cents ($450,000.00) through the year 20t2. The financial assistance from <br />the City shall be based upon the following calculations: <br /> <br />Office space 2,400 square feet per REC 1.46 REC <br />Warehouse space 7,000 square feet per unit 1.36 REC <br />Total REC 2.8 2 <br /> <br />WAC @ $1,250 <br />SAC @ $800 <br />SAC Handling fee @ $150 <br />Total Charges <br /> <br />3,750 <br />2,400 <br /> ,~50 <br /> <br />$ 6,600.00 <br /> <br />Sewer trunk charge @ $2,563 per acre <br />Water Trunk charge @ $5,704 per acre <br />Total Service Availability Charges <br /> <br />5,126.00 <br />11,408.00 <br /> <br />$ 16,534.00 <br /> <br />Site Improvements $ 16,866.00 <br /> <br />Total Assistance $ 40,000.00 <br /> <br />FINANCIAL ASSISTANCE PAYMENT. The City shall be responsible to <br />provide payment of the financial assistance listed in-Para~aph 10 at the time a <br />Certificate of Occupancy is issued for the proposed facility. The Permittee may <br />charge the payments required at the time of building permit issuance to the pending <br /> <br /> <br />
