1.12 "Master Declarant" shall mean and refer to Ramsey Town Center LLC, a <br />Minnesota limited liability company, and any Person who succeeds to any Master <br />Declarant Rights. <br />1.13 "Master Declarant Control Period" The time period during which Master <br />Declarant has the exclusive right to appoint the members of the Master Board, as <br />described in Section 12 of this Master Declaration. <br />1.14 "Master Declarant Rights" shalt mean and refer to the exclusive rights reserved <br />to Master Declarant to control the Master Association and complete the development: <br />of the Development Area, as described in this Master Declaration. <br />1.15 "Master Declaration" shall mean and refer to this instrument and all Exhibits <br />hereto, as amended from time to time, recorded in the Office of the Anoka County <br />Recorder or Registrar of Titles (as applicable). <br />1.16 "Master Governing Documents" shall mean and refer to this Master <br />Declaration, and the Articles of Incorporation and Bylaws of the Master Association, <br />as amended from time to time, all of which shall govern the use and operation of the <br />Property. <br />1.17 "Master Rules" shall mean and refer to rules relating to the Master <br />Association's affairs, as approved from time to time by the Master Board, which apply <br />to the entire Property. <br />1.18 "Master Snecial Assessment" shall mean and refer to Master Assessments <br />levied against all Units in accordance with Section 6,3 of this Master Declaration. <br />1.19 "Member" shall mean and refer to a member of the Master Association, as <br />defined in Section 3.4 of this Master Declaration. <br />1.20 "Mortgagee" shall mean and refer to a Person that is the holder of a loan <br />secured by a mortgage on any portion of the Property, and its successors and assigns. <br />1.21 "Neighborhood" shall mean and refer to a group of two or more Units, and <br />their related Neighborhood Property (if any), which are designated as a Neighborhood <br />in accordance with Section 3.3 of this Master Declaration. <br />1.22 "Neighborhood Association" or ` Nahborhood Associations" shall mean and <br />refer to the owners' association or associations governing a certain Neighborhood or <br />Neigfil�tishoads: The Neighborhood Association of a Neighborhood which is not a <br />CIC is not required to be incorporated. <br />4 <br />t21110757v8 320716 8/15/05 <br />
