SSOCIATES LTD.

922 Mainstreet
Hopkins, Mn.
55343
(612) 933-0972
fax: (612) 933-1153

IV[EMO~UM

DATE:

December 27, 1993

TO:

Planning Commission Members
cc. Ryan Schroeder, Sylvia Frolik, Jim Gromberg

FROM:

Steven Schwanke and John Dietrich, RLK ASSOCIATES

RE:

Ci~ty of Ramsey Land Use Plan
Memorandum No.
Land use issues associated
governments

with adjacent local

RLK Associates has completed a review of land uses and related
issues in cities and townships adjacent to the City of Ramsey. The
following issues have been identified based on this review.

1. City of Anoka. The City of Anoka has retained a
consultant to evaluate the land uses, subdivision
r~quirements and transportation facilities within the
A~oka Enterprise Park. The Enterprise Park is located
south of TH 116, east of the City of Ramsey and north of
TH 10. This study should be monitored due to the
residential land uses in the City of Ramsey north of TH
11i6, and. possible industrial land uses in the City of
A~oka located south of TH 116. The future land
d~velopment activities at the intersection of TH 116 and
TH 47 should be closely monitored due to the potential
fqr future commercial land use growth in the area.
T~ansportati'on access to and within the Anoka Enterprise
Park should be reviewed by the City of Ramsey. The
e~isting Thurston Ave. has the potential to carry a much
higher volume of commercial and industrial traffic.
E~tension of McKinley Street west 'of Thurston Ave. to
S~nfish Lake Blvd NW has not been endorsed by Anoka but
c~uld benefit the City of Ramsey as a north frontage road
for TH 10, while also serving the Anoka Enterprise Park.

2. City of Champlin. The City of Champlin remains oppOsed
to any bridge in its community that crosses the
M~ssissippi River. The result of this is that the City
o~ Ramsey and the City of Dayton are the next likely
spots for a river crossing.

Civil Engineering . Transportati°n . Infrastructure Redevelopment
· Landscape Architecture o Construction Management
