Gu)' Trust <br /> <br />Dear Eliiot: <br /> <br />This letter is in response to your request for a minor subclivision in the City of <br />Ramsev tolbe named Guy Addition. We have received the sketch plan, or <br />prelimi'nary[plat as it is designated on the plan, which consists of one sheet drawn <br />by Robert B. Stitch of Pioneer En~mneermg, dated received by the Cib' on June 13, <br />1994. We ~teceived an addendum to the prelim/nary plat on June 27, 1994, which <br />identifies the location of the existing building on the easternmost lot and the <br />proposed ir~ess/e~ess easement across the front of the four lots. We offer the <br />follo~,4ng carnments: <br /> <br />Oen~ral' The proposed plat is in the B-3 Highway Business Dismct and <br />consists of approximately 2.98 acres. The property currenth, consists of <br />one ~unplatted lots and is proposed to be reconfigured into four platted lots. <br />Ralph's Gun and Pawn current]), occupies what is proposed to be Lot 4. <br /> <br />Lot :Sizes and Dimensions: The four lots proposed meet the 1/2 acre <br />tram;mum lot size and 100 foot lo.: width requirement in the B-3 DismcL <br /> <br />Non;Conformin~ Buil¢ing: Lot 4 has two buiidings located on k. The <br />east{minos: building is onh' ] foot from the property line; this situation is <br />not * result of the cmn-em plamng Crocess. Therefore. the buildin~ is <br />conmaered non-conforming and ma), continue to exist. However, if the <br />building ever goes vacant for 6 months, or if for any reason, it is in need of <br />repairs or maintenance that eoual or exceed 50% of the market value of the <br />buil~ng, then the building must be brought into conformity. To bring the <br />buil~ng into conformity would require providing a 10 foot side va.rd <br />setb~ci~ from the east property line. To accomplish this would rexT. uire <br />acoUisition of additional Cro~em, to the east to make up the shortage or a <br />siz;~!reducr/on of the buil'din'g, in Staff's opinion the building is blighted <br />andTur)on loss of non-conforming rights, the building should be <br />dempi/'shed.
