10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />That Section 9.11.10 (Off Street Parking) of the Ramsey City Code states that no more <br />than one 1-ton motor vehicle bearing a commercial license shall be parked or stored in a <br />residential district except when loading, unloading or rendering a service. <br /> <br />That the Applicant owns and operates a blacktop repair service and is requesting City <br />approval to maintain the following equipment and vehicles on the subject property: <br /> <br />ao <br /> <br />g. <br />h. <br />i. <br /> <br />1994 Ford C-7000 single axle truck - GFW 26,000 lbs <br />1994 Ford F-450 single axle mack - GVW 15,000 lbs <br />1986 Ford F-350 single axle truck - GVW 11,000 lbs <br />1985 Ford F-350 single axle truck - GVW 11,000 lbs <br />1989 Wikel Tennis machine mounted on tandem trailer - GVW 9,000 lbs <br />1991 Wikel Tennis machine mounted on tandem trailer - GVW 9,000 lbs <br />1994 Wilke sealcoating machine with single axle trailer - GVW 6,000 lbs <br />500 gallon tandem transfer tank <br />Hand tools, mixers, blowers, small equipment <br /> <br />That the Applicant has stated that no materials related to the operation will be stored on the <br />subject property and that no work or preparation of materials will be conducted on the <br />subject property. <br /> <br />That the Applicant has stated that all major repairs to vehicles and equipment are performed <br />off the site and only minor repairs and maintenance are performed on the subject property. <br /> <br />That the Applicant has submitted a site plan for the subject property prepared by Hakanson <br />Anderson Associates, Inc., dated 6/17/94 which indicates that there is an existing 4,320 <br />square foot pole building on the subject property to provide indoor storage of vehicles and <br />equipment. <br /> <br />That the site plan prepared by Hakanson Anderson Associates, Inc. also indicates that there <br />is a 3,450 square foot outdoor truck parking area that is partially paved and is fenced and <br />screened with a combination of chain link fence and 8 foot high wood fence. <br /> <br />That there are currently two other similar permitted conditional uses existing within the R-1 <br />Rural Residential District, however, the numbers of commercial vehicles were substantially <br />less than the Applicant is requesting. <br /> <br />That the proposed use will/will not be unduly dangerous or otherwise detrimental to <br />persons residing or working in the vicinity of the use, or to the public welfare. <br /> <br />That the proposed use will/wii1 not substantially adversely impair the use, enjoyment or <br />market value of any surrounding property. <br /> <br />That the proposed use will/will not be harmonious and in accordance with any specific <br />objectives of the Comprehensive Plan. <br /> <br />That the proposed use will/will not be operated and maintained so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the general vicinity and <br />such use will/will not change the essential character of the area. <br /> <br />That the proposed use Mil/will not increate traffic to and from the subject property. <br /> <br /> <br />
