The devel~)pment must have a city-wide focus meaning that there are other amenities in the <br />development as a whole which tend to benefit residents from all parts of the City. <br /> <br />ao <br /> <br />Ex~am.p!es of public amenities which meet this criteria would be development <br />con_ta~mng a significant recreation facility such as a golf course, ski hill or other <br />redreational features utilizing similar land masses. <br /> <br />II. The development must promote judicious use of land and sound planning decisions. <br /> <br />ao <br /> <br />The development proposal must be integrally orientated to the development <br />providing the public amenity in one or more of the following ways: <br /> <br />2. <br />3. <br />4. <br /> <br />Architectural relationship <br />Land use design <br />Use of private and public infrastructure <br />Extension of existing homeowners association <br /> <br />-and- <br /> <br />bo <br /> <br />D~velopment includes differing land uses such as residential, commercial and <br />public facilities; and <br /> <br />The development proposal should provide for clustering of dwelling allowing for <br />significant open space; and <br /> <br />III. <br /> <br />IV. <br /> <br />do <br /> <br />The development proposal should not require any additional public infrastructure <br />cabital cost now or projected into the future. <br /> <br />The develppment should provide utilization of space which assures or improves the rural <br />character Of the neighborhood or zone. <br /> <br />The develPpment should provide other unique amenities to its residents. <br /> <br />Infrastructure construction, including water, sewer, transportation ways, parks, <br />str~eet lights, and other quasi governmental systems, should attempt to consider <br />exlsting as well as future conditions, demands, and needs of the area and the <br />community as a whole. <br /> <br />bo <br /> <br />Tlie use of owners associations and common areas should include maintenance of <br />facilities, snow plowing, irrigation systems, architectural control, security, and <br />lof~g term maintenance of all of the above and resolution for failure of any private <br />systems. <br /> <br />S~stems such as septic, water, parks, transportation, and lighting shall be designed <br />so;as to be easily connected to central systems when they become available. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br /> arid upon vote being taken thereon, the following voted in favor thereof: <br /> <br />and the followinglvoted against the same: <br /> <br />and the following abstained: <br />and the following were absent: <br /> <br /> <br />
