Drainage and Easements: The Grading Plan prepared by Gerald <br />Floden, P.E., and dated July 19, 1994, is generally acceptable. However, <br />minimum pipe size for storm sewer lengths beyond 100 feet in length <br />should be increased to a minimum of 15" in diameter to accommodate <br />cleaning equipment. An erosion control plan needs to be prepared. Also, <br />an overall drainage plan should be proposed and potential wet areas <br />delineated so that such areas can be protected with drainage easements on <br />the final plan. <br /> <br />Tree Preservation and Planting Plan: The developer must submit a <br />Landscape Plan as an addendum to the Grading Plan. This plan should <br />identify existing tree growth that will be preserved during construction and <br />the new planting of one 2-inch diameter tree, of an approved species, in the <br />front yard of each lot. The developer should contact Parks and Utilities <br />Coordinator Mark Boos at 427-1741 or 427-14t0 to make arrangements for <br />the submittal of the required Landscape Plan. No grading will be allowed <br />until this requirement is fulfilled. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Thursday, August 11, <br />1994 to consider your request for preliminary plat approval of Northfork Oaks.
