We offer the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development <br />and is a part of the approved concept plan for Northfork dated January 1, <br />1985. The preliminary plat currently under review proposes to create <br />another 14 single family lots. The developer has also provided a future <br />development plan for the adjacent property to show that Northfork Oaks <br />will be compatible with future development in the area. <br /> <br />Lot Dimensions and Area: In keeping--with the Northfork P.U.D. <br />concept modifications approved in May of 1990, ail of the lots in Northfork <br /> ~, . <br />Oaks are to be at least one acre ~n size and provide for at least 160 feet of <br />road frontage at the property line or the building setback line. It doesn't <br />apl~ear that ail of the lots in Block 2 meet the 160 foot width requirement at <br />the building setback line. <br /> <br />Soils: All of the lots must contain a minimum of 27,225 square feet of <br />Class A soils to be deemed suitable for on-site septic systems. SCS soils <br />dath needs to be superimposed on the proposed plat to determine if this <br />crimrion can be met. Soils in the area are predominantly Class I soils, <br />however, Isan, Rifle, and Muck soil also exist in the area. <br /> <br />o <br /> <br />Park Dedication: Park dedication shall be in accordance with the May 9, <br />1989 Northfork Park Dedication Agreement. The Park Commission is <br />reviewing the preliminary plat on August 11 for the purpose of making a <br />determination on park dedication. <br /> <br />Streets: Street names must be provided on the plat. The lots are proposed <br />to receive public access via the extension of 160tla, with a cul-de-sac <br />extending off of 160th. The cul-de-sac does not exceed the 600 foot <br />maximum length standard.
