Codes require other uses in the park or sub- <br />division to provide off-street parking based on ratio standards provided for these uses or <br />for similar us~s in the off-street parking chapter of the zoning code--for recreational and <br />community bui!dings, community swimming pools, retail convenience stores and a laundry on <br />the premises, jIn mobile home parks and in manufactured home specia! design planned proj- <br />ects, some codes allow this parking to be provided in bays on streets, that minimizes dis- <br />ruption to the!flow of traffic, subject to site plan review. Some codes provide a specific <br />minimum ratio~for all other, uses, perhaps one off-street parking space for each 5-10 living <br />units in the pr~)ject. <br /> <br />Utilities. <br /> <br />(a). Storm water drainage must be shown on the grading plan, with storm drainage facilities <br />shown on the s~[te plan. Detention basins must be provided to accommodate the design storm <br />for storm drai6age surcharges created by the project. The grading plan is submitted with <br />the site plan, t~reliminary development plan or preliminary plat. The code requires positive <br />surface draina~[e be provided from each mobile home stand and from the building site on <br />subdivision lot~. Drainage from streets, driveways and lots to curb and storm drains or <br />swales must be~ ~rovided as required in the subdivision code and land development code. <br />(b). A water sllpply distribution system must be provided within the park or subdivision, <br />adequate for fire suppression and water supply meeting local public standards, to individual <br />mobile home st;:tnds, subdivision lots and service buildings and facilities, including hot water <br />to sinks, showers, bathtubs and laundry facilities. Fire hydrants must be located in the park <br />or subdivision, ~approved by the water ant[ fire departments according to subdivision code <br />standards. Cot nection must be provided to each mobile home stand, within building code <br />standards for ~ater service pipes, and connection hardware and installation. In virtually all <br />recent codes, t[he water supply system in mobile home parks must connect with public sys- <br />tems. <br />(c). The sewag~ disposal system for mobile home parks and manufactured home subdivisions <br />must meet design and construction standards set forth in the subdivision code or the land <br />development c~de for development projects. Service connection for mobile homes must be <br />provided at each mobile home stand in accordance with building code standards. The sew- <br />age system for ~he project must connect with public systems available within 500 ft to one- <br />half mile of tr{act boundaries, or for package treatment systems, must accord with state <br />standards for c~estgn, capacity and operation; these stringent standards preclude most re- <br />cent mobile ho, e parks and subdivisions from having independent package sewage systems. <br />(d). Power, telephone, natural gas and cable utilities are provided for parks and subdivisions <br />according to st~andards in the subdivision code and are reviewed and approved by utility <br />companies through review of the site plan, preliminary development plan or plat. Easements <br />are provided as~needed for utilities throughout the common areas of mobile home parks and <br />manufactured home subdivisions, and are provided on all mobile home spaces and subdivision <br />lots as required! for lots in the subdivision code.' The location of th,ese easements and right <br />of access with~)x them by utility companies to install and maintain utilities, to trim and <br />remove excess ~andscaping and to remove other obstructions is reaffirmed in the lease of <br />mobile home sp~ces to tenants. Most recent codes require all utilities serving mobile home <br />spaces and manufactured home lots to be placed underground. <br />(e). Fuel must ~e stored in tanks underground in mobile home parks.
