Sharp: <br /> <br />We are in receipt of a site plan consisting of (2) sheets dated September 14, 1994, <br />drawn by Robert Baker, Graphic Design Architects; a Certificate of Survey <br />prepared by Swenson Land Surveying; and a Landscape Plan consisting of one (1) <br />sheet dated September 1 g, 1994 prepared by North Metro Landscaping, Inc. The <br />plans propose to construct a machine shop for Detail Tool on Lot 1, Block 1, <br />Gateway North industrial Park Plat 4. We offer the following comments: <br /> <br />Zoning: The site is zoned Indus~al and the proposed:machine shop falls within the <br />permitted uses for this district. <br /> <br />Lo: Oovera_~e: The subject site is approximately 2.3 acres in size or 100,188 square <br />feet. Lot coverage in the indusuSal District is restricted to 35% or 35,066 square <br />feet in this case. The proposed building totals 13,258 square feet but it is a two- <br />stow with 9,977 square feet on the main level. The area of the main level <br />constitutes 10% lot coverage, which is in accordance with Cib' Code. <br /> <br />Utilities: The facility will be served by municipal water and sanita.u.., sewer, with <br />the construction and cost of same being part of an economic development effort <br />between Detail Tool, Ramsey Athletic Club and the Ciu'. An additional ten feet of <br />drainage and utility easement will be required the entire length of the south <br />boundary of the property; the site plan should be amended accordingly and the <br />easement wilt have to be dedicated as a separate, recordabie document. An <br />additional fire hydrant will have to be installed in the area <br /> <br />.Peciesrrian Pathway: A pectesrrian path is desired along the south property line <br />paralte! to County Road #116. Because of the steep grade, Staff feels this trail <br />might be better accommodated in the 20 foot drainage and utility easement along the <br />soulbh proper'b, line. The proposed tree plantings in this area should be lo-eared <br />south of the pathway, which would not require any modification to the proposed <br />Landscape Plan. Staff is recommending that the pathway be constructed as an 8 <br /> <br /> <br />
