The City will take <br />responsib!lity for acquiring the required easement within the boundaries of the <br />Ramsey ,~thlcfic Club property. An 8 foot wide concrete handicap ramp should be <br />cut into the curbs of Detail Tool's driveway to ensure a handicap accessible <br />athway. iThe City will reimburse Detail Tool for the trail construction at a rate of <br />5.00/foo{. Tiae site plan should be mended to show the pedestrian pathway. <br /> <br />Setbacks:~ The proposed facility fronts on Count), Road #116 and the structure <br />setback f~om that thoroughfare is 50 feet from the right-of-way line or 110 feet <br />from cent~rline, whichever is greater. The closest point of the building is 68 feet <br />from the fight-of-way and 10g feet from the centerline. We would recommend <br />moving the building north a sufficient distance to meet the 110 feet from centerline <br />requireme)nt. The site plan should be amended accordingly. The structure meets <br />the 20 foot side yard setbacks and the 35 foot rear yard setback. <br /> <br />;According to City Code, a 20 foot deep landscape area is required <br />unty Road #116, The Landscaping Plan has been reviewed and <br />approved _by Mark Boos, Parks and Utilities Coordinator. <br /> <br />~ Because the site is surrounded by industrial sites, no screening is <br />required. <br /> <br />3rghhecm~r. al Standards: City Code requires that in the Indusmal District, exterior <br />wall flnisb~cs be of material that is 50% other than metal on the exposed walls. The <br />exterior finish of the building is proposed be a combination rock face and smooth <br />face concr~:te block. The building front will be finished off with a metal fac/a; this <br />proposal is[ in accordance with City Code. <br /> <br />Waste Sto~e: City Code requires that all solid waste and refuse receptacles shall <br />~ stored ~thin a completely screened structure or container. The site plan does <br />not indicate a waste storage area in accordance with City Code and the plan should <br />be amend~ accordingly. <br /> <br />Off Street Mark~in~ - Design: City Code requires ail drives, off-street parking and <br />loading ~eas to be surfaced with bituminous or concrete and finished with <br />confinuou~concrete curbing. The off-street parking area and loading area are <br />proposed tO be surfaced with bituminous but the entire perimeter of these areas are <br />not propos~ed to be finished with concrete curb. The site plan should be mended <br />accordingly. <br /> <br />Additional!),, the site plan shows a Class 5 fzre lane on -the east side of the building. <br />It too should be paved and curbed rather than constructed with the Class V shown. <br />Staff is recommending that the fire lane extend off the southerly partdng lot to the <br />northeast cBmer of the building and be clearly marked as such. The rema/nder of <br />the prope~y on the north s~de of the building from the northeast comer of the <br />building w~st to the designated paved area could be established in mfr. The site <br />plan should be amended accordingly, <br /> <br /> <br />
