Off Street Parking - Spaces Required: City Code requires 1 partdng space for each <br />employee on the maximum working shift and 1 space for every 200 square feet of <br />office space. The site plan is proposing a total of 30 parking spaces: 9 par'Ling <br />spaces for 1,658 square feet of office space, 19 spaces for '7,600 square feet of <br />manufacturing space, and 2 spaces for the 4,000 square feet of warehouse space. <br /> <br />l..&tk4i,B..~_r~ City Code requires a minimum of one loading dock at least 50 feet <br />deep for a faciliD, this size. The site plan proposes a loading dock on the north wall <br />of the building but it is our understanding that it is being relocated to the west wall. <br />"Fne site plan should be mended accordingly. A loading dock on the west wall will <br />meet the 50 foot depth requirement. <br /> <br />~ No exterior lighting plan has been shown on the site plan and <br />modifications should be made accordingly. An), lighting used to illuminate the site <br />should be arranged to deflect light away from adjacent properties and roadways. <br />The lighting plan should consider illuminating the partdng lot and pedestrian <br />pathway. <br /> <br />Drainage: The eastern half of the site is relatively fiat while the western haft slopes <br />steeply to the southeast toward the County road. Tine existing dm/nage follows this <br />general direction and ultimately flows to Wetland 675 located approximately 400 <br />feet to the west. <br /> <br />The proposed facility vail drain all of the newly mated impervious area to the north <br />into a proposed swale, except for approximately ?,000 square feet wl'fich will drain <br />to the highway ditch. The County, H/ghway Department requires that no more than <br />the pre-existing runoff may be discharged to the County ditch. Although the <br />mount of runoff is relatively small., it is beyond the pre-development conditions. <br />"Fne City Engineer suggests that revising the parking lot grading, or including a <br />small amount of storm pipe, be considered to channel the runoff from the front <br />parking lot toward the proposed d.rainage swale to the northwesu <br /> <br />The proposed grading plan as presented has no erosion control provisions. The <br />steep slope on the southwest comer of the parldng lot is highly erodible during <br />construction and could Iikelv block the County's dr'ainage ditch. A silt fence should <br />be provided at the toe of ~is emba 'nk..ment and slopes shouid be stabiiized with <br />mulch or erosion netting as soon as possible after grading. <br /> <br />The proposed di'alnage swale off the northwest edge of the parking lot pavement is <br />also highly erodible. "Fne CiB, Engineer recommends that a 900 square foot sump <br />area having a depth of three feet be constructed off the discharge from the <br />bituminous to silo,,,,, for s~timentation and dissipation of the runoff velo-':-ities. The <br />remaining swale should be prov/ded with sa'aw bale checks or some other erosion <br />control until turf is re-established. 5 <br /> <br />.Access: The site is proposed to have one access onto Count), Road #116. The plan <br />has been forwarded to Anoka CourtD, for review and comment. The access ~m"ade <br />of ten percent is quite steep and will be problematic, particularly in slippe~ weather <br /> <br /> <br />
