This district is <br />established to provi.de areas in which the prin- <br />cipal use of land is devoted to the neighbor- <br />hood type business, It is a restricted commer- <br />cial district~ limited to a narrow range of re- <br />tail service and convenience goods. This dis- <br />trict is designed for areas where large com- <br />mercial operation~ are undesirable, but where <br />individual proprietary stores are useful and <br /> <br />desirable for the neighborhood. <br /> "B-2 Shopping Center District. This commer- <br />cial district is intended for a unified grouping <br />in one or more buildings, of retail shops and <br />stores that provide goods and services for the <br />people residing within the region. It is intended <br />that the regional shopping center be developed <br />as a unit, with adequate off-street parking <br />space for customers and employees, and with <br />appropriate landscaping and screening mater- <br />ials. <br /> "B-3 Central Business District. This district <br />is established to provide an area for the con- <br />duct of community and regional retail and <br />service business of an indoor and intensive na- <br />ture, especially for those sales and service <br />uses which require a central location, which <br />generate substantial pedestrian traffic, and <br />which are mutually benefitted by close proxim- <br />ity to other uses of similar nature and require- <br />ments, and for only those small-scale industrial <br />uses commonly associated with retail, or busi- <br /> <br />ness, or personal service activities. It is in- <br /> <br />tended that such area have properties of size <br />suitabte for uses of a variety of scale so de- <br />veloped as to promote pedestrian circulation, <br />avoid "dead" spaces between uses~ and to con- <br />tribute to mutual business advantage. It is fur- <br />ther intended to exclude those commercial and <br />industrial activities which are characterized by <br />trucking~ other than stocking and delivery of <br />retail goods, which cater to automobiles or <br />traffic to patrons who remain in their vehicles <br /> <br />for service. <br /> "B-4 Highway and Major Arterial Serving Dis- <br /> <br />trict. This district is established to provide <br />areas for those amusements, specialized sales, <br />and travel accommodations activities which <br />depend on visibility, from or proximity to auto- <br />mobiles or traffic, serve regional travelers~ <br />cater to local residents in vehicles~ or provide <br />services essential to the movement of vehicles <br /> <br />in major ways. It is intended that such areas <br />have properties with lot sizes, yards, perform- <br />ance and development standards sufficient to <br />insure that activities performed on any one lot <br />will not unduly impede the flow of %raffic~ will <br /> <br />not adversely affect activities of adjoining <br />zones, and will not infringe on the efficiency <br />of activities or customer attractiveness to ad- <br />jacent lots. It is further intended to exclude <br />those uses which are not necessary for service <br />to traffic, which are not depended on traffic, <br />and which could reasonably be located else- <br />where without contributing to congestion on <br />the major roads." <br />[Athens TN] <br /> <br />"C-1 District Regulations (Neighborhood Retail <br /> <br />Commercial Districts). <br /> "Statement of Intent. The 'C-I' District is <br />intended to provide for the convenience shop- <br />ping of persons living in neighborhood residen- <br />tial areas and for general uses and activities <br />of a retail and personal service character. On- <br />ly those uses are permitted which are neces- <br />sary to satisfy the local needs which occur so <br />frequently~ as to require commercial facilities <br />in proximity to residential areas.
