Ba~ed on this use of the property, the applicant should amend <br />the site plan to provide for a paved and curb~ row of parking along the west side of the <br />building. <br /> <br />City Code requires the outer perimeter of ail pavement to be finished with B-612 <br />continuous concrete curbing. The site plan proposes to install curbing along the south and <br />east edges of the pavement. Staff is recommending a waver of curb and gutter from the <br />western edge of the bituminous as it is anticipated that the vacant lots to the west will be <br />developed with continuous blacktop up to the building fronts. <br /> <br />~ The site is relatively fiat and substantially lower than the roadway of Highway <br />#10 N.W. Approximate}y 0.2 acres will be impervious. There is no public drainage <br />conduit to conduct runoff from the property, and consequently all drainage must be <br />accommodated on site. h is recommended that a swale be constructed from the ',,,,est edl2e <br />of the pavement to convey drainage to a sump area which could be located to the west or <br />north of the pawn shop. A sump having a capacity of 3,000 cubic feet would provide <br />sufficient storage to accommodate runoff from a four inch precipitation event. This volume <br />could be achieved by a 3 foot sump constructed 30 feet wide, placed behind the shop. <br /> <br />The Planning and Zoning Commission will be meeting at 7:30 p.m. on Tuesday, December 6, <br />1994, to consider your request for site plan approval.
