CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF NORTHFORK HIGHLANDS <br />ADDITION; CASE OF NORTH FORK, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />North Fork, Inc. is rcK}uesting final plat approval of Northfork Highlands Addition. The plat is a <br />subsequent phase of~e preliminary plat approval granted to Northfork 5th Addition. Northfork <br />5th Addition consim~d of 430 acres proposed to be developed with 120 single family lots and the <br />golf course. The fn'~t phase, Northfork Links, platted the golf course and la single family lots. <br />Northfork Links 2nd Addition platted another 2 lots; Northfork 3rd Addition replaned 4 lots in <br />Northfork Links intb 3 lots. Northfork Lake platted 18 more lots and this phase, Northfork <br />Highlands, proposes ho plat another 17 lots. <br /> <br />The follouring items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site 19Cation map ('Northfork 5th Addition and Northfork Highlands) <br />Proposed final plat <br />City ~taff review letter dated January 20, 1994 <br />Proposed resolution granting £mal plat approval <br />Propoged development a~m'eement <br /> <br />Observations: <br /> <br />The plat contains two more lots than was original.ly shown in the preliminary plat for this particular <br />area of Northfork 5th. However, the overall cap on lots in Northfork remains at 292 and the <br />density of 1 unit per 4 acres is mainta~ed. <br /> <br />Park dedication will ibc a cash contribution of $500.00 per lot, in accordance with the Northfork <br />Park Dedication Agr, ement dated May 9, 1989. <br /> <br />The deviation from ;street n~mes established in the grid patt'frn and a 2 foot reduction Ln the <br />pavement w/dth was ~tPproved at the rime of prelim~nary plat approval.
