We have received the sketch plan which <br />consists of one sheet dated received by the Cib, on January 20, 1994. We offer the <br />folloMng comments: <br /> <br />General: The proposed plat is in the R-1 Rural Residential District and <br />consists of approximately 40 acres to be subdivided into 2 lots, one platted <br />at 3 acres in size and the remaining 37 acres making up the second lot. The <br />2 acre lot would accommodate an existing homestead. It has been indicated <br />that the existing home on the property is a minimum of 50 feet from any <br />proposed property Iine, which is in accordance with City Code minimum <br />setbacks. Verification of meeting setback requirements must be submitted <br />prior to final plat approval. <br /> <br />Lot Sizes and Dimensions.._;'. Both lots in the plat meet the minimum lot size <br />of 2.5 acres; the plat does not exceed 4 in 40 density zoning. <br /> <br />Access to Lots: No construction of streets into the plat is proposed as both <br />of the tots would be serviced by the existing Puma Street N.W. Puma <br />Street at the present dine is a dirt roadway. The City has a desire to <br />minimize traffic on dirt streets since increased traffic greatly increases <br />maintenance costs on such streets. Creating a second buildable lot will <br />increase the potential for additional traffic. Since it is the developers <br />purpose to sell off the existing homestead and retain the remaining parcel for <br />future development, Staff would suggest that Lot 2 be changed to an out. lot <br />to avoid the potential for additional traffic on this street. <br /> <br />Also, the section of Puma Street north of Dot 1 is anticipated to be a future <br />MSA colector street. The right-of-way width should be increased to <br />accommodate an 80 foot right-of-way. <br /> <br />Soils: Chy Code has adopted a standard of 25% of a 2-1/2 acre lot or <br />27,225 square feet being Class I soils for acceptable creation of an on-site <br />septic system. Each of the two lots has over two acres of Class t soils. <br /> <br /> <br />
