Drainaee and Utility Easements: The plat should be modified to include ten <br />(10~ fobt drainage and utility easements around the perimeter of each of the <br />twOlots. <br /> <br />Futgre Subdivision: Under the present 4 in 40 density zoning, thc applicant <br />woflld be allowed the development of four rural lots on this area of land. <br />HoWever, the Developer has indicated that the purpose of this subdivision is <br />to s~parate the existing homestead from the remaining 37 acres which will <br />be held in reserve for future development. The extent of the future <br />development will depend on the outcome of the City's request to Metro <br />Council for a MUSA expansion. <br /> <br />Park Dedication: The sketch plan will be reviewed by the Park and <br />Redreation Commission on February 10, 1994 for park dedication <br />reqajrements, lt'is anticipated that park dedication will consist of a cash <br />payment for the new lot created. <br /> <br />The Planning and Zoning Commission will be meeting at 7:30 p.m. on Tuesday, <br />February !, 1994, to consider your request for sketch plan review of Pine <br />Shadows.
