We offer the following <br />comments: <br /> <br />1. General: The proposed plat is zoned R-1 Rural Residential and is located in the Urban <br /> Reserv¢ District. The plat consists of approximately 20 acres to be subdivided into two <br /> lots. <br /> <br />2. Access .~o Lots: It will be necessary to extend 151st Lane N.W. into the plat as a cul-de-sac <br /> to provide public access to both of the lots. The developer will be required to construct the <br /> cul-de-Sac to City standards. <br /> <br />3. Lot Siz~s ~nd Dimensions: Both lots meet the 10-acre minimum lot size requirement for <br /> the Url~an Reserve District. The purpose for requiring minimum ten acre lot sizes in the <br /> Urban i~eserve District is that larger size lots can be relatively easily resubdivided to <br /> accommodate their ultimate land use, urban size lots. For this reason, City Staff is <br /> requesting that the proposed plat address how the would be divided into <br /> property <br /> ultimately <br /> urban size lots. <br /> <br />4. S.oils.: City Code has adopted a standard of 25% of a 2-1/2 acre lot or 27,225 square feet <br /> being CLass I soils for acceptable creation of an on-site septic system. <br /> <br />5. Drain~tge and Utility Ease..ments: A Grading and Drainage Plan will be required at the time <br /> Of preliininary plat. The plat should be modified to include ten (10) foot drainage and <br /> utility easements around the per/meter of each of the two lots. In addition, all wetland areas <br /> should de designated as drainage and utility easements. <br /> <br />6. F.uture Subdivision: The comprehensive plan amendment requesting inclusion of this <br /> propert:~ in the Metropolitan Urban Service Area (MUSA) was submitted to the <br /> Metropolitan Council in October of 1993. The City has been informally advised by Metro <br /> Council staff that MUSA approval is imminent pending receipt of the consultant <br /> transpo¢l:ation data due by August 5, 1994. Further, it is expected that the property <br /> immediately south of this property will be sewered during 1995. ' <br /> <br /> <br />
