CASE # <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF WILLOW RIDGE; <br />CASE OF GARY GORHAM <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Gary Gorham is :requesting sketch plan review of Willow Ridge located on the east side of Hwy. <br />#47 at about 149th. The plat consists of 18 acres proposed to be platted into 35 single family <br />residential lots served by municipal water and sanitary sewer. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Proposed sketch plan <br /> c) L~ from Mn/DOT dated March 28, 1994 <br /> d) City Staff review letter dated July 27, 1994 <br /> <br />Observations: <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />The property is ~urrently zoned R-3 Urban Residential for multi-family units. To develop the <br />property as propqsed will require a rezoning. <br />It appears that ali of the lots will meet the minimum dimensional and area requirements. Some <br />adjustments to th~ alignment of 150th Lane may necessitate the loss of one lot on the south end of <br />the plat. <br /> <br />Ail lots will receive access from interior streets and no lots will have direct access onto Hwy. g47. <br />The developer is proposing to extend 150th Lane into Willow Ridge from Gorhams Sandy Acres <br />to the east. An ot~tlet is also proposed Onto Hwy. #47. In exchange for this outlet, Mn/DOT may <br />require closing qne of the accesses on the west side of Hwy. #47 in the same vicinity. The <br />westerly north/s ,ck, uth street is a cul-de-sac that exceeds the 600 foot limit by approximately 100 <br />feet.
