Minimum park dedication = 10% of 18.2 acres or 1.82 acres <br />The 40' x 1,107" dedicated trail corridor = 1.02 acres or 56% of minimum <br />dedication <br />The cash dedication for the 34 projected lots would be $23,800. <br /> <br />park <br /> <br />For Willow Ridge, the 44% of remaining dedication, allowing for the 1.02 acre trail <br />corridor, would be fulfilled by approximately 1,200 feet of trail paving at $5.00 per foot, <br />subtracted from 10,472 cash equivalent due, or $5,535. <br /> <br />Require construction of berm, conserving, when possible, the existing white oaks near the <br />highway right-of-way at an elevation determined by City Staff, at time of grading plan <br />approval. <br /> <br />Require the placement of one, two-inch tree, or equivalent thereof, for each lot within <br />Willow Ridge. Those lots adjoining the trail will have these required trees placed adjacent <br />to the trail corridor. All tree species must be approved by Staff. <br /> <br />The developer's tree conservation plan (submitted in conjunction with the grading plan) <br />should identify which oaks near the highway are to be protected and those trees shown on <br />the grading plan. This plan should also indicate which trees (perhaps cedars) may be <br />relocated. <br /> <br />Commission Action: <br /> <br />Motion to recommend park dedication be satisfied by: <br /> <br />1. A 40-foot trail corridor with forested berm. <br /> <br />An eight-foot bituminous trail constructed concurrent with street paving and turfed to City <br />specifications. <br /> <br />3. Strict adherence to the City's tree establishment and conservation policies. <br /> <br />4.
